Rental Policies

Terms of the agreement:

1) The Lessors have the right to inspect the premises without prior notice at any time to enforce the terms of this agreement.  Should the renters violate any of the terms of the agreement, the rental period shall be terminated immediately.  The renters waive all rights to process if they fail to vacate the premises upon termination of the rental period.  The renters will leave the premises at the expiration time and date of the agreement.

2) The renters will maintain the premises in good, clean, ready-to-rent condition, and use the premises in a careful and lawful manner.  The renters will leave the premises in ready-to-rent condition at the expiration of the rental agreement, defined by the lessors as being immediately habitable by the next renters.  Renters agree to pay for maintenance, repairs and cleaning services should the premises be left in a lesser condition.  The renters agree that the lessors can deduct cost of said services from the security deposit prior to refund.

3) The renters will behave in a civilized manner and will be good neighbors, respecting the rights of the surrounding property owners.

4) The renters will pay for any damage done to the premises over and above normal wear and tear.

5) No animals of any kind will be brought onto the premises without express written permission.

6) No smoking inside the premises.  Please properly dispose of any smoking materials in the fire pit.

7) No large gatherings or house parties.

8)  A maximum of 4-6 persons per cabin shall reside or sleep on premises.

9)  The renters will not sublet the property.

10) The renters will bring and drink bottled water.  The water that directly feeds the cabins is not filtered or tested and may be unsafe to drink.

11) Swimming in the Wild Ammonoosuc River can be dangerous and life threatening.   Renters will use swimming holes with caution and at their own risk.   Beware of fast currents, rising water and shallow rocks.  Children near or in the river must be supervised by a responsible adult.

12) Renters are responsible for providing linens, paper products, toweling and other consumables.

13) The renters hereby indemnify, and hold harmless, the lessors against any and all claims of personal injury or property damage or loss arising from the use of the premises regardless of the nature of the accident, within the extent of the law.

14) The security deposit is fully refundable if requested within 1 week after signing the agreement.  After that a 20% cancellation fee will be charged.  The balance of the security deposit will be returned only if the lessors are able to rent the premises for the full value and time period.  Rental date is secured by receipt of payment.  The Time Factor is critical in vacation rentals, and your reservation will hold the house off the market for a period of time.

15) If renters rent again this agreement will be in force unless or until a new agreement is signed.

16) Lessors are not responsible for cancellations due to extraordinary circumstances.

17) Renters agree to notify lessors immediately if a maintenance problem develops at the premises, so that the lessors can have the problem remedied as quickly as possible. Lessors and authorized agents of the lessors reserve the right to make repairs as necessary, and enter the property with reasonable notice or without if renters cannot be reached.
